Estimates & No-Advice Disclaimer
This is the most important thing to understand before you rely on a WiseAddress report. In plain English: our reports are estimates, not professional advice, and you should independently verify anything that matters before you make an offer or any other decision.
1. Estimates, not facts
Every grade, cost figure, distance, and feature in a report is an estimate produced from third-party and government data and from automated models. That data can be incomplete, out of date, or wrong, and the models can misclassify what they see (for example, mistaking a fallow field or a sports field for an active farm, or the reverse). Figures are approximations, not guarantees.
2. Not professional advice
WiseAddress is not a real-estate broker, appraiser, home inspector, surveyor, environmental consultant, insurance agent, lender, financial adviser, or law firm, and a report is not real-estate, environmental, health, financial, insurance, or legal advice. Do not treat a report as a substitute for a professional inspection, survey, appraisal, title search, environmental assessment, or the advice of a licensed professional.
3. Verify before you act
Before making an offer, waiving a contingency, or making any decision with financial or health consequences, independently verify the relevant facts — for example with the county property appraiser and tax collector, the CDD or HOA, state and federal environmental agencies, a licensed inspector, and your own attorney and agent. A report is a starting point for your own due diligence, not the end of it.
4. No outcome promised
We do not promise that a property is or is not a good purchase, safe, healthy, or suitable for you or your household. Those are your decisions. Health-related weightings in a report reflect inputs you chose and general data; they are not medical advice and not a statement about any individual’s health.
5. Your responsibility
You are solely responsible for how you use a report and for the decisions you make. To the fullest extent permitted by law, we are not liable for any decision made in reliance on a report. This Disclaimer is part of, and subject to, our Terms of Service.
